The Selling Process
What should I expect as a home seller in this market?
2. Establishing a Price
Consult your Local Lender
Maybe you’ve been visiting open houses. That’s great! Good for you for establishing your preferences. You don’t want to do that for too long prior to applying with a local lender as you don’t want to get attached to homes that may be out of your price range. The very first step before you even start touring homes. Getting pre-approved with a quality, local lender will help you understnad your purchasing power and will establish a price range for your home search.
3. Prepare to List
Option Two
We help you determine your key criteria and set up a search directly on our Multiple Listing Service (MLS) that is the only reliable resource for accurate listing information as it’s the only site that licensed realtors are required to post their listings on. This site syndicates to other sites such as Zillow, Realtor.com, Trulia, etc. Often times, during the syndication, information is pulled inaccurately. The inside scoop - many realtors advertise on those sites and, in an effort for the sites to make money, they will often leave listings as “active” for days and sometimes weeks after the property has closed in an effort for those realtors to collect “leads”. While they are more user friendly, please rely on your realtor’s search on the MLS.
We also harness the power of our connections (network) with other local realtors to identify any homes not yet listed that may meet your criteria. We schedule your home tours and help you evaluate your options during each tour.

4. Staging / Presentation
Consult your Local Lender
Once you’ve found a property you’re willing to offer on, we help you craft an offer that appeals to the seller while still appealing to and protecting you. We do this through talking with the listing agent to determine what’s most important to the seller, running what we call a Comparative Market Analysis (CMA) to determine the home’s approximate worth to determine an appropriate offer amount, consult with your local lender to determine your comfortable monthly payment with that price point. We’ll also discuss optional contingencies such as inspections & appraisals. There are many more details that go into an offer, but we guide you step-by-step through that process.
